Why is New Build Construction Right For Me?
Peace of Mind
When choosing to buy a new construction home, it will allow you the peace of mind knowing that your home is being built to your standard. You will know that each piece of your new home is new, and up to regulation. When purchasing a residential home through resale, there could be some uncertainty as to what is behind those existing walls, causing unnecessary stress.
Ability to Personalize
If you are purchasing a new construction home, you may be interested in going with a custom home, where each thing in that home is custom and tailored to you. However, even if you aren’t purchasing a custom home, the majority of builders offer buyers the opportunity to personalize home features. This could include the number of bedrooms and bathrooms, upgraded appliances, or the types of finishes.
Improved Energy Efficiency and Upgraded Technology
New homes built today have a higher and more strict standard for energy efficiency, that offer benefits to both the environment and the homeowner. These upgrades can help improve comfort in your home, and can also dramatically reduce utility costs. New homes can also include new “smart” features such as security, lighting, sound systems and thermostat.
Less Maintenance
You may not need to worry about updating things in your home for quite some time, because everything is new! All appliances, windows, heating and cooling systems, roof, finishes, and paint is all new to you and the house. This being said, it is less likely that repairs will be required or suggested within a short time frame of owning your new home.
Wider Buying Time Frame
When purchasing a new construction home, there are more options for buying when it comes to the time frame. These time frames could range from immediate occupancy, to occupancy the following year. These options can allow you as the buyer with more flexibility to prepare to sell your current home. Most builders will also have a payment schedule, where certain deposits are expected throughout the building period, which can allow for more financing flexibility while locking in a low interest rate.
When you are purchasing a home, there can be unneeded stress added to your plate when buying home. This could include potential home repairs, unsatisfactory inspections, updates to pre-existing finishes, the list goes on.
When buying a new construction home, you can have the guarantee of these stresses alleviating due to the builder’s warranty on the house. This warranty typically includes appliances, fixtures, materials, building structure and workmanship. These warranties are considered under Tarion, which provides these statutory warranties that take effect on the date of possession, and can last for a total of seven years.
Tarion has divided these warranties into three time frames:
One-Year Warranty
Two-Year Warranty
Seven-Year Warranty
There are some things that you should consider before you decide to purchase a new construction home, that may help make your decision a little easier.
Understand Floor Plans
It is important to understand the space that you need to live comfortably. This could include the layout you wish to have in each living space, along with the size and privacy of each room that you would be most comfortable in.
Know What is the Standard, and What is Add-Ons
When it comes to new build homes, you have the choice of different features you want in your home. However, it is important to understand what is the standard for features in the home, and what features are at an extra cost.
If you wish to select upgrades for your new home, it is important to gather the prices of the upgrades that you wish to include, and prioritize them to your benefit, based on your budget. Upgrades are not cheap, so keep this in mind when establishing your budget and choosing what is important to you.
Research Builders Before You Buy
If you are going to be working alongside a builder when building your dream home, it is important you due your background check before committing to one builder.
Focus on the “Two R’s,” research and reviews. Research the builders within your desired community, and potential other communities your builder may be established in. Research the different plans that your builder can provide to you, along with upgrades that will be available to you. It is also important to focus on reviews of the builders that you are selecting from. It is important to have positive reviews and comments in order to find the most suitable builder for you. As yourself, if there are negative reviews, what do they entail? Are there any noticeable trends?
